We offer you a free market appraisal. This is chance for us to come out to your property and take a look around, let you know how much the anticipated rental value will be and how much other similar properties in your area have been recently let out for, not just how much similar properties have been marketed for! We do our homework so you can rest assured that from the moment you instruct us to let your property it is in safe hands. When you instruct us to market your property we will arrange to visit again and take some internal and external photos or if you know you want us to market your property for you at the market appraisal our negotiator will have their camera at the ready! We will guarantee that your property will be on our website and in the window display of our office the very same day! All of our properties are also advertised on findaproperty.com and primelocation.com. Our office is based in West Derby, Liverpool on a very busy thoroughfare with a lot of passing traffic, we have prospective tenants calling into our office throughout the day looking for their next home.

All of our prospective tenants are fully referenced and credit checked and we will also endeavor to get a written previous landlords reference. 

Also as standard we take a months deposit from the tenant upon signing the tenancy agreement and moving into your property. We then lodge this with the Deposit Protection Service. Since April 6th 2007 all deposits taken from tenants on an AST have to be protected by the landlord within 14 days of receipt. Failure to do this correctly can result in your tenant taking court action against you to get the money back and more!

Current Legal Legislation

Gas Safety (Installation and Use Regulations 1998)

All properties that are to be let out need to have a current gas safety certificate. This needs to be provided by a Gas Safe Registered engineer. A new check needs to be carried out every 12 months whilst the property is tenanted. Failure to do so can result in a very hefty fine and in the worst case legal action and possible imprisonment! On all of our managed properties LUV2LET will diary in appointments for the renewal of your gas safety certificate and ensure that the property is always fully covered, giving you the peace of mind that your property, you and your tenant are all being looked after to the highest of standards.

The Furniture and Furnishings (Fire Safety) Regulations 1988/1989 and 1993

All furniture in furnished and part furnished properties needs to comply with the above current safety legislation. One of the easiest ways to know if your furniture complies to this is to check the tag on all of the soft furnishings. As experienced letting agents and property managers we will be able to help you identify anything that may cause a potential risk.

Energy Performance Certificates

Since October 2008 all properties for sale and letting are required to have a valid EPC before they are marketed. The EPC needs to be carried out by a qualified Energy Assessor and a copy needs to be given to the tenant moving into your property. At your market appraisal you will be asked by our negotiator if you have a current EPC and if not we can arrange one for you. Failure to have a current EPC within 2 weeks of your property being marketed can result in a fine of upto £2000. LUV2LET can usually arrange for you to have an EPC within 48 hours of your request at a very competitive price. Due to the change in government this legislation is currently under review.
